New statistics from Svefa, Sweden’s leading independent real estate advisor, show that forest property prices continued their positive development during the first half of 2025 – with rising levels across much of the country. Skåne stands out with a new record level, while Dalarna shows a clear upward trend. The strong timber market, particularly within sawlogs, is considered the main driver behind the price development and continues to support property values – especially for estates with a high proportion of final felling-ready forest.

 

Svefa has compiled the regional development across all of Sweden’s 21 counties. The overall picture reveals limited price fluctuations, but generally in an upward direction. In the north, Dalarna stands out with an increase of approximately 5 percent. Southern Sweden also shows growth, with Skåne recording the strongest increase – up around 5 percent since the start of the year, reaching an average price of SEK 1,090 per m³sk – the highest level ever recorded in Sweden.

“The pricing remains robust, and the support from the timber market is evident. High sawlog prices are increasing the attractiveness of forest properties with a high proportion of forest ready for final felling,” says Paul Nord, Head of Svefa Forest & Agriculture.

The strong timber market remains a key factor influencing prices across the country. Sawlog prices remain at very high levels, driven by strong demand and a general shortage of forest raw material. Pulpwood prices are also high, although several price reductions have been announced and implemented during the summer.
