
Svefa has once again been entrusted with carrying out the valuation of GreenGold Group AB’s pan-European forest assets as part of the company’s annual reporting. The assignment is conducted for the sixth consecutive year and confirms Svefa’s position as a leading independent advisor in the valuation and analysis of forest properties across the European market.
This year’s valuation is carried out in a market environment characterised by a prolonged economic downturn, continued geopolitical uncertainty and a clearly diverging development between different European forest markets. Taken together, this places increased demands on analytical rigour, local market knowledge and a comprehensive pan-European understanding of risk, return and market dynamics.
GreenGold Group AB is a specialised forest investment company with holdings in Sweden, Finland, Estonia, Latvia, Lithuania, Romania and the United Kingdom. The portfolio comprises approximately 80,000 hectares of forest land with a total standing volume of around 20 million cubic metres. The largest holdings are in Romania and Finland.
Market conditions shaping this year’s valuation
This year’s valuation has been influenced by regional and global uncertainty and geopolitical developments, which have affected Europe through trade tensions, tariff threats, sanctions and embargoes, not least in relation to Russia and the changed security situation in the region.
Svefa notes a clear divergence in development between European forest markets, where some have demonstrated relatively stable to mildly positive market development, while others have experienced declines at national level. Despite this, two very substantial European transactions during the year, in which large forest portfolios exceeding 150,000 hectares each changed ownership, demonstrate that interest in well-structured forest assets remains strong even in a more uncertain environment and that capital is available for long-term investments amounting to several billion euros.
In addition, Svefa notes growing interest in sustainability-related factors such as reforestation, biodiversity and carbon sequestration in the European market.
